Existing Conditions & Feasibility Study

Following our initial consultation meeting, our team will perform a zoning analysis to take a deeper dive into the limitations and regulations associated with your property. Once contracted services include onsite field documentation and verification of all exiting structures and systems relative to your project scope.

Schematic Design 

Based on our zoning analysis. existing conditions documentation & your goals, these services include up to (3) separate design solutions identifying each space and the relationship between them. Once completed a client meeting is held for evaluation and if needed, amended plans are produced.  These set of drawings may also include elevations, preliminary project specifications & 3D massing models if needed. 

Design Development 

Our team will work closely with both you & any design consultants (i.e. Civil Engineers, Structural Engineers, Landscape Architects, Kitchen Designers, etc.) to outline & incorporate specifications into the drawing set, including preparation of interior lighting, electrical, A/V, heating, cooling & ventilation system schematics. 

Finishes, Fixtures & Equipment 

Finish materials, fixtures, appliances and equipment will be selected with the clients participation and incorporated into the design drawing set. These services include prepartation of finish floor plans, interior elevations & material detailing for kitchens, kitchenettes, bathrooms & custom millwork including fireplace surrounds. These services assist you in preparing a budget and evaluating costs for material purchases excluded from your contractors scope. These materials include appliances, bathroom accesories, cabinetry, countertops, door hardware, grout, lighting fixtures, plumbing fixtures, shower glass door & panels, stone, tile & vanities. 

Construction Documents

Upon choosing your favorite design option, we will prepare construction drawings & specifications, including coordination of documentation prepared in previous phases sufficient construction cost estimating, construction & permit filings with your building department. 

Municipality Approvals 

Our team will prepare for and make formal presentations for any required public hearings and/or public meetings required by your municipality. Required approvals vary per municipality and project scope and may include Planning, Zoning & Architectural Review Board Approvals. These services also include filing any applications & documents required by your municipality. 

Permit Filing 

Permits shall be pursued until issued by your municipality, including required amendments as needed to address plan review comments applicable per the local and state Uniform Building Code Regulations. 

Construction Administration 

Coordination with your selected General Contractor to provide a construction schedule, schedule field visits, verify compliance with your contract documents, answer questions & issue reports, Services also include coordination of your finish material orders & deliveries. Preparation of construction sketches as needed or any necessary amendments to construction documents required to assist your General Contractor in construction shall be addressed in this scope of services.
